Исследование посвящено влиянию технологий информационного моделирования зданий (ТИМ) на эффективность оперативного управления недвижимостью. В условиях цифровизации и усложнения процессов эксплуатации зданий актуально применение интегрированных цифровых платформ, способных улучшить координацию между управляющими организациями, техническим персоналом и жильцами. Научная новизна работы заключается в комплексном анализе влияния ТИМ на сокращение времени реагирования, оптимизацию технического обслуживания и снижение эксплуатационных затрат. Цель исследования — оценить воздействие ТИМ на эффективность оперативной деятельности и выявить ключевые факторы, влияющие на успешное внедрение таких технологий.</p></sec><sec><title>Материалы и методы</title><p>Материалы и методы. Применен смешанный метод, объединяющий качественный и количественный анализ данных, собранных в период с 2022 по 2024 г. Информация получена посредством кейс-исследований, анкетирования, интервью и наблюдений за эксплуатационными показателями зданий. Для оценки изменений использовались статистические методы (включая парные t-тесты) и тематический анализ, что обеспечило триангуляцию данных и объективную интерпретацию результатов.</p></sec><sec><title>Результаты</title><p>Результаты. Внедрение ТИМ позволило сократить время отклика на заявки на 35 %, снизить эксплуатационные затраты на 20 % и уменьшить энергопотребление на 15 %. Кроме того, цифровизация процессов обеспечила значительное повышение удовлетворенности жильцов за счет прозрачности обслуживания и улучшенной коммуникации между заинтересованными сторонами.</p></sec><sec><title>Выводы</title><p>Выводы. Полученные результаты подтверждают высокую эффективность применения ТИМ в оперативном управлении недвижимостью. Исследование демонстрирует, что интеграция ТИМ способствует оптимизации процессов, снижению затрат и повышению энергоэффективности. Рекомендуется дальнейшая интеграция ТИМ с технологиями IoT и искусственным интеллектом, а также развитие обучающих программ для персонала, что позволит обеспечить устойчивое и эффективное управление объектами недвижимости.</p></sec></abstract><trans-abstract xml:lang="en"><sec><title>Introduction</title><p>Introduction. The study is devoted to the impact of Building Information Modelling (BIM) technologies on the operational efficiency of property management. In an era marked by digitalization and increasingly complex building operations, the use of integrated digital platforms that enhance coordination among property management companies, technical personnel, and residents has become essential. The novelty of this work lies in its comprehensive analysis of BIM’s impact on reducing response times, optimizing maintenance procedures, and lowering operational costs. The objective of the study is to assess the influence of BIM on operational performance and to identify the key factors affecting the successful implementation of such technologies.</p></sec><sec><title>Materials and methods</title><p>Materials and methods. A mixed-methods approach was employed in this study, combining both qualitative and quantitative analyses of data collected between 2022 and 2024. Data were gathered through case studies, surveys, interviews, and observations of building performance metrics. Statistical methods, including paired t-tests, alongside thematic analysis, were utilized to evaluate changes, ensuring robust data triangulation and an objective interpretation of the results.</p></sec><sec><title>Results</title><p>Results. The implementation of BIM resulted in a 35 % reduction in response times for service requests, a 20 % decrease in operational costs, and a 15 % reduction in energy consumption. Moreover, the digitalization of processes significantly increased tenant satisfaction through enhanced service transparency and improved communication among stakeholders.</p></sec><sec><title>Conclusions</title><p>Conclusions. The findings confirm the high effectiveness of utilizing BIM in the operational management of property. The study demonstrates that BIM integration contributes to process optimization, cost reduction, and improved energy efficiency.
